Michael helped us with a recent issue on moving tenants out. He literally saved us $10K that the property manager was insisting we pay for relocation, but Michael is so knowledgeable about the various real estate laws and nuances that with only a few pieces of information he was able to confirm the particular statutes did not apply to us and we saved out on what the manager was insisting we owed. I was promised during the initial consultation that this law firm could help with a difficult tenant eviction. I paid the $3,500 retainer fee and heard nothing back for a couple weeks. Played phone tag with several messages left both ways and then I got another bill for an additional $600; for the voice messages they left for me. Meanwhile NOTHING was accomplished.

I'm a landlord with two buildings in Oakland and I've been a happy client since 2010. We've been through a lot with Andres Sanchez during this time, and he has always stepped forward with exactly the right solution for every situation we've encountered.
I've lost count of the number of matters that have come up, but it must be around 10-15 and they've run the gamut: non-payment of rent, habitual late-payment of rent, nuisance for extreme behavioral issues, illegal activities, illegal subletting, commercial defaults, COVID defaults and tenant buyouts. We've had a 100% success rate in resolving every matter and I've been consistently impressed by Andres' versatility as an attorney.
To be sure, Andres has a solid command of landlord-tenant law, and that is no small feat in California. There are literally hundreds (thousands?) of pages of regulations at the state, county and city level, with many subtle-but-important differences at the local level ... and they seem to change every year.
In addition, Andres runs a tight shop ... organized, responsive and thorough in the preparation of all documents. This is extraordinarily important because the courts are somewhat hostile to landlords in California, and especially in Oakland. Any procedural error can cost you the case, no matter how small. The documentation must be perfect, and with Andres it always is.
Finally, Andres is a student of human nature, with a keen understanding of tenant psychology. In my experience, this is what sets him apart from other attorneys, and it's also what has made him so effective at negotiating settlements on our behalf.
Sometimes matters are resolved in court. But, most of the time, more progress can be made by sitting down with a tenant and talking things out. And this requires a lot of emotional intelligence. It means understanding what makes someone tick and how they're likely to respond to a situation.
There's a certain art to landlord-tenant law in California, and Andres has it mastered. Sometimes this has meant a quick and amicable settlement with a tenant, to take down our risk and keep things from getting ugly. Sometimes this has meant planting the seed of an idea with a tenant and giving it time to grow, as for a buyout we did earlier this year. And sometimes this has meant finding a clever way to corner a difficult tenant and force them to negotiate from a position of weakness.
No matter the situation, Andres has always known what to do.
